Gas Safety Certificate

CP12 certificate from Gas Safe registered engineer. Provide copy to tenant within 28 days.

Eviction Process

Section 21 (No-Fault): Allows landlords to regain possession after a fixed-term AST expires or during a periodic tenancy. Requires 2 months' notice. Cannot be served in the first 4 months. All compliance documents must be in order.

Section 8 (Fault-Based): Used when tenants breach the tenancy agreement — most commonly for rent arrears (Ground 8: 2+ months arrears) or anti-social behaviour. Notice periods vary by ground (2 weeks to 2 months).

Renters' Reform Bill: The government plans to abolish Section 21 evictions. Under the new system, all tenancies will be periodic and landlords will only be able to evict using expanded Section 8 grounds. Stay updated on this significant change.

Landlord Insurance

Buildings Insurance: Essential — covers the structure against fire, flood, subsidence. Required by most mortgage lenders.

Landlord Contents Insurance: Covers your furnishings and fittings if you let the property furnished.

Rent Guarantee Insurance: Pays your rent if a tenant defaults. Typically covers up to 12 months' rent and legal costs.

Landlord Liability Insurance: Covers claims from tenants or visitors injured at the property.
